Your roof on your home has three major functions to prevent standing water on the roof surface; to protect your home’s interior from rain, snow, wind, hail, and fire; and to provide thermal insulation. So let’s give you some tips to help maintain it so it can continue protecting your home.
Clean your gutters
Gutters are so useful for protecting your roof by keeping water and debris away from it. If your gutters can’t function properly, it can create a lot of havoc for your roof. At least twice a year, be sure to
clean your gutters and free them from sticks, leaves, and other debris. If you aren’t comfortable doing the cleaning yourself, hire a pro to do the job. Maintaining your gutters helps prevent leaks into your attic, walls, foundation, and basement; prevent mold and mildew; prevent pests and insects from making your home their home; prevent landscape erosion and lawn damage; and prevent damage to exterior paint, decks, patios, and sidewalks.
Trim trees and landscaping
Overhanging branches are an invitation for rodents and squirrels to have access to your roof. When high winds and storms come along, branches that are in close proximity to your house fly freely and can do significant damage to your roof, depending on how big the branches are. It is suggested to trim these threatening branches back at least a few feet from the house and be sure to check them on an annual basis. If this work is beyond your comfort zone, hire a local pro to help you out.
Check your shingles
Summer can bring hot, humid weather, and winter can bring melting ice and snow, which increases your chances for leaks. Each season, it is recommended to get up on top of your roof and look at all the shingles. Are you missing any? Are they loose, curling, or is there any damage flashing around the vents, chimneys, skylights, and other openings? It is easier and more affordable to address smaller problems than to allow them to progress into something larger.
Remove Moss
Moss mostly occurs during the warm summer months on the shady areas of your roof. It is known to cause damage to wood and asphalt. As the moss develops in between the shingles, it starts as a thin layer, but as it keeps growing, the moss lifts those shingles, creating an area for water to seep underneath. The
moss needs to be removed, or it will shorten the lifespan of your roof.
Look for leaks in the attic and ceiling
While it is great to stay on top of doing an exterior inspection of your roof, you must also not forget to do an interior inspection of your roof. You may have spotted leaks or infiltrations from the outside, but you can only tell from the inside. Keep an eye out for any signs of moisture or water damage. If you notice any water damage, be sure to call a professional roofer to inspect and get the problem resolved before there is severe damage.
Check the insulation
Have you had your insulation checked by a professional lately? It can shift during strong wind storms. Not to mention, if your attic isn’t insulated properly, you could be losing up to a quarter of your heat, causing you to pay more on your heating costs. A properly insulated house will be more energy efficient and help you save more money on energy bills.
Get a roof inspection
If you just aren’t quite sure what to look for when you are inspecting your roof, if a strong storm recently came through, or if you think a few shingles don’t quite look like all the rest, It may be time to call in a professional to have your roof inspected. It may give you peace of mind to know that your home’s roof and exterior are damage free and functioning properly.
As you have read, taking the time to maintain your roof is worth your time and energy. Otherwise, the alternative comes with a hefty price tag.
